With panoramic tree-top views of Healdsburg and Fitch Mountain, the 5,630-square-foot penthouse at Mill District Healdsburg offers an exceptional place to call home. Located just steps away from the town’s iconic Historic Central Plaza (known for its famous farmer’s market), potential homeowners can take full advantage of one of California’s most walkable cities. The residence sits atop the Mill District Healdsburg– a mid-rise, mixed-use neighborhood conceptualized by Replay, the renowned global development group known for curating luxury properties that are fully immersed in the local culture and environment.

Replay enlisted ground-breaking architectural firm Olson Kundig to help realize a thoughtfully modernist design direction that reflected the site’s past as an agricultural hub and a lumber mill. The new development comprises multiple outdoor spaces and courtyards, a boutique hotel, retail, and luxury flats and townhouses to complement Healdsburg’s historically charming community.

In the penthouse’s guest suite A Seed Doesn’t Grow Without A Cloud (2023), acrylic, pigment, and embroidery on raw canvas by Kelsey Overstreet adds a pop of color. Photo by Steven J Magner.
The penthouse units feature kitchen and bath cabinet millwork by MandiCasa; the appliances are by Miele.

Styled by Vesta Home, the penthouse interior features an exhibition of furnishings and art curated by Anne-Kathrine Schjerbeck and Karen Gilbert of Healdsburg’s Gallery Lulo, a pre-eminent local showcase of painting and sculpture. The penthouse also features illumination and objects by SkLO, a lighting design firm also based in Healdsburg that produces pieces using unique glass hand-blown at its own workshops in the Czech Republic.

In addition to the expansive views and outdoor spaces, luxurious finishes and turn-key living, the generously proportioned 3-bed, 3.5-bath dwelling includes a home office, personal wine storage plus dedicated parking. The penthouse is part of Mill District’s Canopy Residences, an expansive footprint of 43 condominiums spread across a 9.8-acre site in Downtown Healdsburg.
